REALTALK 14 – Research property values through Sarasota CMA histories – By Roger Pettingell 8/6/14


Welcome back to REALTALK. I’m Mary Kay Ryan, director of customer care for Roger Pettingell’s real estate office. I’m here with Sarasota’s luxury
waterfront specialist, Roger Pettingell. Hey Roger! Mary Kay, how are you on this bright, sunny, summer day? It’s a wonderful day, thank you. I’m doing great. I was thinking, you know when
sellers are getting ready to list and buyers are getting ready to start their
research, there’s a lot of different resources available to them. But I wanted
to talk a little bit this morning about a great tool that we have on our website,
CMA’s, and how those can be really helpful to
both buyers and sellers. I do love my CMA’s… We love CMAs… I’ve
been doing them probably to the same 20 communities for over 15 years, every single month. And so CMA is the
competitive market analysis and in its most basic form it shows the
active, pending, and sold listings for a given
year’s worth time. And I also like to throw in things like,
whether the price has gone up for down in a given month. Whether it has more than one parking
space, which can add as much as fifty thousand dollars worth
of additional value. Whether it’s furnished, whether it’s turnkey
furnished, which means you can move right into it, or just partially furnished where you need
to fill in the pieces. So all these things help create value,
and if you have those sequentially, you know for fifteen years,
every single month, you can really start to see some trends.
And you can see, you know the uptrends, you can see when
the market turned, and the downturns, and then the
recovering trends. And so we have that on our website by each community, going back for as much as 15 years. I think those are updated monthly? Every
month we do a mailing to the community, and then we
post a PDF on our website. So you have great history and also the
most current information. Which is what I think both buyers and sellers really yearn for, because everybody is really
trying to get to a fair market value when coming up with the price, and that’s
what I use when I’m pricing the property. I’m hoping, the buyer, if
we’re representing the seller is also using that good information. So it’s not really a magical experience to
come up with a price, it is very much data-driven. Great, for more
